WHAT IS THE MLS?
The MLS (Multiple Listing Service) is a computerized database
that contains information on all properties listed for sale with
REALTORS® who are MLS members. ONLY licensed REALTORS® may subscribe to the services of the MLS.
WHY WOULD I WANT TO PUT MY HOME IN THE MLS? WOULDN'T REALTORS® SHOW
IT ANYWAY?
As soon as a property is listed in the MLS, it shows up on a "hot
sheet" of new listings. As a FSBO, most REALTORS® won 't
even know about your house unless they happen to be driving through
your neighborhood and see your sign. The REALTORS®
who will see your
newspaper ad are not normally the ones who are working with buyers.
They are looking for FSBO properties to try to list—for other
REALTORS® to sell. Most REALTORS®
will tend to avoid FSBO properties
because they assume you are not willing to work with them, and many
REALTORS® feel its just too much trouble for them to get you to sign a
one party showing agreement to insure they receive a commission.
Many will go so far as to avoid driving by your house with buyers in
their car—for fear of losing the buyer.
Another point to remember: having your house in the MLS will help
stop those pesky listing specialists from bothering you to list with
them. When a house is listed in the MLS
through a REALTOR®, other REALTORS® are not permitted to solicit your
listing. That, in itself, may be worth the cost of using our
services.
Finally, since REALTORS®, through the MLS, have the
largest marketplace of homes at their disposal,
most serious buyers work with a REALTOR®. These
may be buyers who are being relocated or have already sold their
home and need to find a new one fast. Most people who are looking
for FSBO homes in the newspaper are people who are looking to get a
deal by working directly with the owner. They want to benefit by
getting the commission savings that the seller was hoping to pocket.
Or they may be a shrewd investor who is hoping to take advantage of
an inexperienced seller. Debbie & Richard want to be
